Classic shape in a contemporary execution — split level house in midtown
This midtown home is a perfect example of a Zoning constraint turned into a unique design feature. The Committee of Adjustment only permitted 8.9m in total height, and in order to make the most of the vertical space, the split-level design was chosen. This style of the interior layout is characterised by multiple levels or floors that are “staggered” or "split" to create distinct living areas within a single structure.
The levels are connected by short flights of stairs, with each level serving a specific purpose. This design allows for a visually interesting layout, as well as making the levels more accessible, while providing separate yet interconnected spaces for different activities within the home. The splitting of the levels enables the Basement to be tall and bright, while using an asymmetrical roof that allows for an extra storey. The result is a sleek and contemporary home that is much more spacious on the inside than our client initially expected.
